2 KANSAS CTY HSTORY 1700 First white men on the Missouri River were French Canadians engaged in fur trade Daniel Morgan Boone began trapping the Blue Rivers of Jackson County Lands between the Mssissippi River and Rocky Mountains retroceded by Spain to France The Louisiana Purchase -- area sold by France to the United States Lewis and Clark Expedition passed this place on June Francis Chouteau ("Father of Kansas City") built his fur post Jackson County organized Westport platted by John C. McCoy Town of Kansas ij1c;orporated on June 3, "City of Kansas City" received its first charter City limits were extended to 22nd and Lydia Main Street was macadamized and the first city directory issued The first crossing of the Missouri River was secured by Kansas City Courthouse was bullt and Coates Opera House was opened Financial panic closed all Kansas Ci ty banks Great Grasshopper Plague Union Depot opened Cholera Epidemic Cyclone does much destruction. J 1387 The great real estate boom reached its climax with sales during the year of $88,302, This total was not exceeded until The park and boulevard system was inaugurated. -1-

3 MORNNGSDE NEGHBORHOOD HSTORY The Morningside Neighborhood Association consists of three platted areas -- Morningside Park, Hinkle Place and Meadow Park July 4, 1842 May 1, 1843 October 31, 1843 May 23, 1844 July 2, 1845 January 20, 1847 February 8, 1848 Dr. David Waldo purchased 1000 acres of land in what S now known as the Country Club District. Dr. Waldo planted a large walnut grove of almost 3 acres at 63rd and Walnut Streets. t stood as a landmark until the 1920's. t was said that the grove could be seen as far north as Plattsburg, Missouri. t was a guide to early traders. t was to be known as Hinkle's Grove. Lawrence Waldo and his wife, Mary Elizabeth, entered into a Deed of T rust with his brother, Dr. David Waldo. The note was for $ and due February 1.5, 1844 with an interest of 10% and to secure this note he signed the property of acres which is East 1/2 of the Northwest 1/4 of Section 5, Township 48, Range 33, Jackson County, Missouri. A Patent from John Tyler, President of the United States to Lawrence L. Waldo; granting him the land consisting of acres. John C. McCoy and Virginia, his wife, file a Warranty Deed to Richard Wornal! for the West 1/2 of the Northwest 1/4 of Section 5, Township 48, Range 33, being acres. Richard Wornal! and wife Judith A. issued Warrant Deed to John B. Wornal! and Thomas J. Wornal! retaining right of possession during their natural lives. Lawrence Waldo and his wife sign another Deed of Trust to a Richard D. Woods, again putting up said property as collateral. This time to secure a note for $ with an interest of 10%. Lawrence Ludlow Waido died intestate leaving as his heirs his wife Mary Elizabeth, and children Henry, William and Ludlino, A suit is filed by Dr. David Waldo against Mary Elizabeth Waldo, and her children Henry, William and Ludlino, and Richard D. Woods. September 23, 1848 Mary Elizabeth Waldo relinquishes her right of dower in sai land and court orders said property to be sold on courthouse steps. March 22, 1849 Jackson County Circuit Court orders that the property be conveyed to Dr. David Waldo if he satisfies debts. Paid $

4 February 17, 1857 Marriage of Salathiel Smith and Mary Elizabeth Waldo, the wife of the late Lawrence Waldo. June 10, 1861 Mortgage is taken out by Dr. David Waldo and his wife, Eliza Jane, on said property. October 23, 1864 Battle of Westport. Brigadier General Philips of the Union Army found Hinkle's Grove to be the perfect spot to plant his battery. This was high ground and here Major General Pleasonton and his cavalry carne up on Confederate Brigadier General Shelby's flank and rear. Under protection of the timber, Brigadier General Philips ordered Battery H into action. Here the rout of Major General Price's Union Army began. January 10, Marriage certificate of John H. Thompson and Ludlino Waldo, daughter of Lawrence Waldo. February 7,1874 Quit Claim Deed Mary E. Smith and SaJathiel Smith, her husband, and Ludlino L. Thompson and her husband John to David Waldo to guarantee the said land; Quit Claim Deed William O. Waldo to David Waldo; David Waldo states that the debt from his brother Lawrence has been satisfied in full, both principle and interest; Henry L. Waldo and his wife Lucy M. Waldo sign a Qui tclaim Deed to David Waldo. May 30, 1878 Eliza Jane and her children, William, Olive, Minnie, Lulu and David, Jr., inherit said land from David Waldo (the East 1/2 of the Northwest 1/4 of Section 5, Township 48, Range 33, and other land). June, 17, 1879 Olive Hinkle, heir of David Waldo, and her husband William C. are owners Eliza J. Waldo, deceased. The executrix in the will where her daughters Minnie and Lula Waldo. April 29, 1882 Olive (Waldo) and husband David Hinkle buyout Olive's siblings William, Minnie, Lulu and David, Jr:Wa1do. December 17, 1885 Articles dated and filed for the Troost Avenue nvestment Company, with Walker Cowherd, Fletcher Cowherd and Joseph S. Denney as partners A full release of all mortgages to Olive W. Hinkle and husband William of said property. December 17, 1887 Henry L. Waldo, son of Lawrence Ludlow Waldo, states tha1 his father nor his uncle David Waldo ever used said property as a homestead. February 18,1888 David Waldo, Jr. and his wife Jessie and the brother William, single, signed a Deed of Trust on said land for $20, due in one year at 10% interest. Released November 18,

5 $ 4. -'." - October 4, 1883 Articles filed for Jar ius-conklin Mortgage Trust Company with Richard Conklin, Wallace Pratt, A.W. Armour, William Shelley -- all of Kansas City, and John Townsend of New York, and John Shrigley and S. Robinson of Philadelphia, Pa. Purpose to subdivide and develop the land. January 18, 1893 One finds the articles of incorporation of the Waldo Land and nvestment Co. consisting of George Law, E.S. Young, Willard E. Winner, each having one share and then Willard E. Winner, trustee having '+7 shares. February 15, 1893 Another Deed of Trust between Olive W. Hinkle and William C. Hinkle to Joseph S. Loose for said property $17, due in three years, interest of 8% per annum. t was satisfied October 21, April 19, 1894 A Warranty Deed, the Waldo Land and nvestment Co. to the Westport and Waldo Railway - they convey a strip of land 20 feet wide, being 10 feet on each side of section lined between Sections 8 and 17, Township 48, Range 33, Jackson County, Missouri. Said land is the right of way for the tracks of said railway. "Waldo" platted as 60th, 61st and 62nd Streets and Oakland Boulevard increasing the width of the County Road on the West of the center line of Section Section 5 from 30 feet to 75 feet. See attached Plat A, pg 7. The Waldo tract was subsequently foreclosed and the platting vacated. The owner became Olive W. Hinkle. March 3, '1894 Olive W. Hinkle and William C. Hinkle, her husband, to da M. Winner. The East one half of the southwest one quarter and a strip 400 feet wide off the east side of the east one half of the northwest one quarter all in Section 5, Township 48, Range 33, contending 102 acres more or less. February 2, 1894 da M. Winner to the Waldo Land & nvestment Co. grant the foilowing land by Warranty Deed all the East 1/2 of the Southwest 1/4, Section 5, Township 58, Range 33 for $26, April 2, 1896 Trustees Deed from da Winner to Olive Hinkle. She conveyed said property after bankruptcy. October 21, 1896 Olive W. Hinkle and husband, William C., sell to Adaline H. Armour all of the Southwest 1/4 of Section 5, Township 48, Range 33, containing 158 acres more or less, except 2 acres which were subject to the right of way of K.C. and Southern Railway. Sold for $30, i November 23, 1897 Said land sold to Kirland B. and Charles W. Armour. October 31, 1898 Warranty Deed conveyed property to Roma J. Wornall from Frank G. Wornall and wife Julia K., John B. Wornall, Charles H. Wornall, and Thomas J. Wornal! and wife Emma P

6 October 2, April 28, 1909 January 20, 1910 March 21,1910 June 3, June, 1912 June 21,1912 Warranty Deed - the Waldo Land and nvestment Co. to Olive Waldo Hinkle. Grant, bargain and sell 400 ft. off the East side of the East 1/2 of the Northwest 1/4 of Section 5, Township 48, Range 33 containing about 22 acres. J.C. Nichols Company started developing the Country Club District. Articles of Association were filed for the J.C. Nichols Company with J.C. Nichols, H.F. Hall, and F.G. Crowell as partners. Purpose to develop and subdivide land. Said land sold by Armour to Meadow Park Land Company for $96, Plat of Meadow Park filed by Meadow Park Land Company, a subdivision of all of the North 1/2 of the Southwest 1/4 of Section 5, Township 48, Range 33, consisting of 354 lots. See attached Plat B, pg. 8. Olive W. and William C. Hinkle issued a contract to Troost Avenue nvestment Co. to purchase 53 acreas for $132, Sale by Troost A ve, nvestment Co. to Cowherd Land Co. for $185, ' 10:45 a.m., plat for Morningside Park filed by the Cowherd Land Co. Morningside Park was to consist of 236 lots extending from the SW corner of 59th and Oak Streets to the SE corner of 59th and Main Streets to the SW corner of the A T A tracks and 62nd Street to the N W corner of 62nd and Oak Streets. See attached Plat C, pg. 9. Restrictions and stiplutions included:. All lots are to be used for residential purposes except lot 60, which may be used for business and lots 54, 55, 228 and 229, which may be used for churches or religious purposes; no double or duplex houses, hotels, flats, or apartment houses may be erected, 2. A ny residence erected in this addi tion shall not cost less than the following: $3, lots 54, 55, 56, 134 and 140; $3, lots 2 thru 8, 13 thru 24, 31 thru 43, 51 thru 53,62,68, 135 thru 137, 139, 142 thru 148,201 thru 207j and 232 thru 236: $4, lots 1,9, 11, 12,26,29,30,48,49,50,61,71 thru 77, 80 thru 86, 105 thru 110, 115 thru 122, 125 thru 132, 138, 141, 149 thru 154, 160 thru 167, 180 thru 189, 192 thru 200, 208, 210, and 228 thru 231; -5-

July, 30,1912 An ordinance to accept the Quit Claim Deed from Olive W. Hinkle and William C. Hinkle to certain land for public use as a part of Morningside Drive and certain land for public use as a part of 62nd Street and Main Street. January 17, 1921 Olive Waldo Hinkle died. November 12, 1921 Hinckle Place platted. See attached Plat D, pg. 10. Consists. of 72 lots bounded on the North by 62nd Street, on the East by Oak Street, on the South by 63rd Street, and on the West by Main Street. ncluded in the covenants and restrictions were: 1. Any resident erected in said addition shall not cost less than the following: -fronting on 62nd Street - $6, fronting on 62nd Terrace - $5, fronting on 63rd Street - $5, fronting on Morningside Drive - $7, ronting on McGee Street - $5, fronting on Oak Street - $4, None of the lots in said Addition shall be conveyed to, owned, used, or occupied by negroes as owners or tenants. June 1, 1937 Restrictions, covenants and reservations on the face of the Morningside Park plat are extended for fifteen years. September 5, 1946 Restrictions and covenants on the face of the Hinkle Place plat are extended for twenty-five years. -6-
