1 Happenings at Nassau Grove October 2018 From the Board Thank You! We ve had a great summer here in Nassau Grove lots of visits from friends and family enjoying our beautiful community and its amenities thanks to our many, many volunteers. The list of volunteers that make our groups, committees, and social events work so well is very long. On behalf of all of us here in Nassau Grove, thank you! Your volunteering is appreciated. Please take the time, if you haven t already, to say thank you to those who give so freely of their time, talent, and helping spirits for our community. Pool Repairs, Replacement, and Closure for the Winter The resurfacing of both pools is almost complete and looks great. A new pool circulation and filter pump and pump motor were installed as well. Once the work is complete the pool will be filled, water balanced and closed for the winter. For the winter season, the pool furniture will be gathered together and shrink wrapped which will provide some much-needed storage space for the Clubhouse Group. Upon completion of all pool related work, the pump house and related piping, to include the pool bathrooms, will be drained and winterized. Important: Keycards for the pool area will be deactivated with cable locks on the gates. No one is permitted inside the pool area without prior permission. Common Grounds Volunteers of the Common Grounds Group recently walked along all sidewalks in the community, trimming low hanging branches. In addition, potential tripping hazards associated with uneven sidewalks were noted to plan for repair or replacement. Picnic tables and repaired sections of the wooden fence around the dumpsters were stained. The Tiki-Hut will be wrapped for the winter in clear plastic later in October. Signs Reminder, signs such as political advertising or business promotions are prohibited unless approved by Council prior to posting Declaration, 9(f). The prohibition of signs includes contractors signs placed at homes after a project is completed (NGARC Manual and the Declaration). The Declaration restricts or prohibits placing items in the limited common area. Please ensure your realtor does not place House for Sale signs in the lawn (mowed) area as it interferes with lawn maintenance and irrigation functions. Per our governing documents, the unit owner may be responsible for any costs incurred due to items inappropriately place in common or limited common area by or on the behalf of a unit owner.
2 Document Review Group The Group is continuing to gather information and do research to identify significant issues in our governing documents and to gather information on the thoughts and desires of you, the owners. The Group will be asking you to respond to another survey within the next few weeks. Please promptly respond to the survey it s your community, your HOA, your money. We thank the volunteers who are giving of their time and talents in this most important effort. Vandalism Misuse of Facilities SeaScape sent an recently regarding vandalism at the pool. Recap: On or about September 29 th, someone entered the pool area and caused damage to the newly re-plastered pool surface. It was reported on Sunday (the 30 th ) to SeaScape Property Management. The good news is the damage was promptly repaired before the plaster completely cured. SeaScape checked the pool access logs and determined no one tried to access the gates during the time the event which is believed to have occurred (between Saturday evening and Sunday morning). This leads us to believe that whoever it was jumped the pool gate. A few other issues of less impact, but still inexcusable, occurred over the past few months: TV remote thrown into toilet, food/drink spills in the Clubhouse with no obvious attempt to clean, nonhousehold trash items (e.g., furniture, yard waste) and un-collapsed boxes thrown into dumpsters or on the ground, pet waste thrown into exterior clubhouse trash cans, etc. All of these have cost impact to the HOA your money. Nassau Grove is a great, quiet, and safe community. But as with all neighborhoods, we are subject to occasional issues. If you see vandalism, misuse, or inappropriate use of facilities and amenities, please report it with as much detail as you can to SeaScape, and in consideration of the severity of the incident, the State Police. For your safety, do not confront anyone. Again, the good news is most issues are relatively minor, the pool was repairable, and we still remain a great, quiet, safe neighborhood. Contact with HOA Vendors Only SeaScape or other specifically authorized individuals are permitted to discuss HOA contract performance directly with an HOA Vendor. All issues must be reported to SeaScape. Any costs arising from an unauthorized discussion with any vendor or his/her employees may be billed to the unit owner. In the event a vendor causes damage to your limited common area, you must contact SeaScape. Any repairs made without prior approval of SeaScape/HOA may not be reimbursed. Additions and Modifications to Units [Proper procedures followed? Paperwork done?] The Declaration and the 39th Amendment to the Declaration and the Nassau Grove Architectural Review Manual hold the unit owner solely responsible for obtaining all approvals, necessary permits, inspections and legal documents required by NGARC, Sussex County and/or other governing authority for any work in their unit/limited common area. To avoid issues down the road, ensure your projects are properly approved, permitted, inspected, etc. before starting work. It s critically important to ensure your project has passed any and all government required inspections. Gates Nassau Grove Gates are currently closed nightly 9:00 PM - 6:00 AM Monday Friday and weekends (Friday 9:00 PM Monday 6:00 AM). As in the past, the gates will close earlier in the evening for the fall and winter months. The gates closure time will change to 6:00 PM (versus 9:00 PM) on or about November 4 [the end of Daylight Saving Time].
3 Around the Community Nassau Grove 2018 Bocce Playoff Winners (Submitted by Barbara McClain) Wow! In one of the closest and most exciting play offs ever, Pete & Elaine Stout, Connie Nack, and Joan Kinsey (Team 13) played Round 1 against Bobbie Flynn, Neil Garefino, Jill Kolsar, and Joanne Samanich (Team 4) and it was point by point up the score board and the last throw, Neil moved several balls around, gaining 2 points that took them to an 11-point win. Final Match - Team 4, (2nd place in season standings), Bobbie Flynn, Neil Garefino, Jill Kolsar and Joanne Samanich, edged out Team 10, (1st place in season standings), Gail & Bob Winterling, Al Caroselli, and Sam Chason. It was an instant replay. Point by point to almost the top, whether by luck or intention, Neil did it again. Mixed it all up, brought his team s balls closer to the pallino getting another 2 points and came out winners! Amazing. Now, the human interest aspect of the story Neil had an ophthalmology appointment earlier that morning and arrived at the courts with dark glasses, eyes dilated and apologies all around. Go figure! Just want to acknowledge the exceptional playing and good sportsmanship throughout the day and recognize that any one of the teams could have won. It was an exceptional play off in every respect. Thanks to the Bocce League and Substitutes for good competition, a fun time, and an overall good season. For those who had other commitments on the rain date, we missed you. 4 Around the Community Informational Meeting with Republican Candidates for State Representative District 20 and 6th Senate District An informational meeting for the Nassau Grove community with the Republican candidates for State Representative District 20 and the 6 th Senate District will be held on Tuesday, October 16th at the Nassau Grove Clubhouse starting at 7:00PM. The Dine-Around event originally scheduled for this date has been cancelled, so we hope to see everyone in attendance. The following candidates, who are running to represent you in Legislative Hall, Dover, will be in attendance to discuss their candidacy and answer any of your questions: Stephen Smyk, Incumbent, State Representative District 20 Ernesto Lopez, Incumbent, 6 th Senate District Also in attendance, will be I.G Burton, Incumbent 3 rd District Councilman on Sussex County Council. I.G. Burton s current term ends in Each candidate will be given ten minutes to discuss their background, why they are running to represent you and key platform points. We will also be thanking Steve Smyk, IG Burton & Ernie Lopez for their help in getting the roads cancelled near the bike trail. 5 Around the Community Ladies Christmas and Holiday Luncheon The annual Ladies Christmas and Holiday Luncheon is just around the corner. The luncheon will be held at Just In Thyme Restaurant, Rehoboth Beach, on Tuesday, December 4, 2018 at 12:00Noon. Italian Wedding Event Thank You A special "Thank You" to Nancy Wurster-Brown for organizing the Italian Wedding Event at Irish Eyes on September 28. The Ovations Theatre Group didn't disappoint and Irish Eyes catered a delicious Italian Dinner in the Lewes Room. The hilarious actors interacted with the guests and everyone had a great time! Comments from attendees included: "Never had so much fun at a wedding!, "Haven't laughed so much in a long time.", What a great evening!" and Let's do it again!" Nassau Grove Golf Tournament The Nassau Grove Golf Tournament was another success. Men s Team in First Place: Andy Ficarellia, Tim Medford, Dan Pompei, and John Li. A Haunted Evening of Live Classic Rock and Blues on November 3: Tickets ($20) are being sold by Nancy Wurster-Brown to Nassau Grove residents until October 1st on a first-come, first served basis. Space is limited to 80 guests in our Clubhouse. Wear a costume if you wish. Appetizers will be provided. Between October 1st and 28th, family and friends may be invited if space is available. Part of the ticket price includes reimbursement to non-resident band members for travel expenses, etc. Refer to the flyer at the end of the newsletter for more information. Holiday Party: Mark your calendar for the Holiday Party in the Clubhouse on Saturday, December 8. More info will follow.
7 Cookie Walk: Come get your holiday cookies on Sunday, December 2 between 12:00Noon and 2:00PM at the Annual Cookie Walk. All hand-baked by the ladies in the community. Lots of positive feedback from last year. If you d like to bake, please contact Sharrie Ross at sharrieross@gmail.com. We had a very dry, hot summer and everything looked great! Lynn and John Barberi a big thanks for running, Wacky Wednesday, Thirsty Thursday and selling all those hotdogs. They are now doing happy hour on Thursday from 5:30-6:30 except on Book Club Nights when it s 4:30-5:30! Cam Wentzel and Cay Moore thank you for making sure BINGO ran well and everyone had a great time! Bocce Ball: Thanks Barbara McClain & Bobbie Flynn for another great year of Bocce Ball! 10 Nassau Grove s Adopt-A-Family - Community Caring Project Did you know that 40% of the students in the Cape Henlopen School district are on free or reduced lunches? Some of the children are in foster homes, some are homeless and in temporary residences, others may be living with a parent or a grandparent and are living at or below the poverty level. The mission of the Cape Henlopen School District s Community Caring Project is to provide gifts to the students of the families in need during the holiday season. The project helps a range of children from infancy to seniors in high school in each family. If there are young children in a family who are not in school yet, the project includes those children as well. Nassau Grove s commitment was incredibly generous and helped them meet their goal last year. This year Nassau Grove has committed to sponsor 10 children in need from local families. Our Adopt-A-Family Community Caring Project is currently underway. It began on October 10 th and it will end on December 8 th. Please make a monetary donation to the less fortunate during this holiday season. Your donation to the Santa s Trunk will be used to purchase gifts for the children of these families to make the holidays more joyful for them. The Santa s Trunk is located in the clubhouse. When making donations, please: Take a brown envelope, located in front of the Santa s Trunk, or use your own and enclose cash or a check, made payable to Nassau Grove HOA. Drop the envelope in the slot on the top of the Santa s Trunk. Donations should be made no later than December 8 th. As always, thank you for making this program a success.
