Planning #VTT-72899-SL-2A. The front setback measurements used in staff report are incorrectly calculated at 15'6". These measurements have been taken three times by the appellant with three separate witnesses, then run through the ladbs.org setback calculator, as required. This correct figure has been submitted, and the true measurement is at least 1873". This discrepancy would not allow the project to be built as planned, and is therefore integral to the case. I am disputing these findings as incorrect, and request an independent calculation with representatives for both the appellant and applicant. We support the appreal. as we believe the Department of City Planning should have performed an Environmental Impact Report ("EIR") at this site, to assess : proposed. 1.Fire safety, egress routes, and emergency vehicle access at the site. 2. Sharon Gin <sharon.gin@lacity.org> Los Angeles City Council PLUM Committee : I am writing to voice my support for the appeal filed in Council file 14-1746, concerning the proposed construction of a Small Lot Subdivision at 1146/1152 Beachwood Drive, Los Angeles, 90038. As a neighbor in the immediate neighborhood, my quality of life will be negatively affected by the construction of these buildings. My main concern is the height of the proposed homes, 45 feet tall in places. This is a very low profile neighborhood. The average residential height on this street is only 18 feet. Such high structures will result in : 1. A loss of privacy for the surrounding residents, some of whom will be set back only five feet from the new buildings. 2. A lack of sunlight and fresh air available to the surrounding homes. The properties to the East of this project will be dark most of the day if the construction proceeds. I ask that you uphold the appeal on the grounds that City Planning has not used the Small Lot Design Guidelines to remedy these issues. The developer in this case should then go back to the drafting table to design a more responsible project. Thank you Clarence C.
