Fall 2018 A MESSAGE FROM THE VICE PRESIDENT By: Ron Choron As a member of the landscape committee and a resident for 28 years, I am very interested in the appearance of our community. This aspect of Rock Creek (along with our home appearances) has increased the property values of the 1821 homes in Rock Creek. This is reflected in the pride that our homeowners and our Rock Creek staff take in this community. During the last few years, we have started to add new trees along Stonebridge Parkway to fill in some of the sparse areas created by previous hurricanes and diseased trees. We would like to complete the tree canopy with hardwoods and blooming single trunk Crepe Myrtles. We have also initiated a program to mulch around the more than 400 trees twice a year. Some of our future landscape projects will include a redesign and replacement of shrubs and trees at the south entrance and Sheridan. The replacement and enhancement of the landscaping at Stirling and Flamingo will start in October. We have recently begun some tree and shrub plantings in the "green belt" along the walking paths. This area is a "watershed" for Rock Creek street drainage and presents a challenge to find the correct tree and shrub species to tolerate the moist soil. FP&L also has restrictions on heights and locations of landscaping in these areas. Your Rock Creek Board, the Architectural Review Board, and the Rock Creek staff will continue to make Rock Creek a place we can always be proud of. TREASURER S REPORT By Robert Levine The Rock Creek community continues to show signs of reinvestment. Great improvements can be seen throughout the community including the entrance signs, additional trees & shrubs, new benches, repaved FPL walkways, upgraded playground equipment, and of course all the changes our homeowners continue to make to improve their homes. The Board of Directors with the help of our great staff has made improvements in the financial standings of the community as well. This year we have completed two meaningful reviews: Independent Audit & Reserve Study. The audit issued on Rock Creek s 2017 financial statements is now available for you on our Homeowner Portal. In summary the community stayed on budget and has stable reserves to support the community. As of July 31, 2018, the community has approximately $1.4M in the liquid assets which includes over $746K in our reserve accounts and our operation P&L is under budget by $52K primarily due to timing with several landscape projects. Based on our 2018 reserve study our reserves are now close to being fully funded. As a reminder please make sure to have your quarterly dues sent in on the 1st (January, April, July, October) to avoid late fees that accrue quarterly on any outstanding balance. The Budget Committee will begin working with the Community Manager for the 2019 Budget. The Board of Directors will continue to find ways over the next several months to deploy capital to help improve our community. PROPERT Y MANAGER S REPORT By Carl Rosendorf, LCAM Community Manager As we head into the hot Summer season, our onsite staff led by Facility Manager Rey Reboyras, who recently celebrated his 30th year with Rock Creek, are busy with lawn maintenance, irrigation repairs, watering of new plantings, weed control, tree trimming, and, of course, storm preparation. Rey was recognized in August by the Rock Creek Inc. Board of Directors for his many years of reliable, courteous, & productive service for your community. We appreciate the efforts of many residents who maintain the exterior of their homes and make Rock Creek such a nice community to live in. Please be reminded that we do send out courtesy reminder notices to homeowners for maintenance items, such as; sidewalk, Fence & roof cleaning, lawn care & vehicle violations, (parking on unpaved areas). Also, Rock Creek has updated the Architectural Review Manuel to include the following: One flag pole, silver in color, up to 18 feet above ground, is allowed per property which must be placed in the front yard within 10 feet of the home. One flag holder, no longer than 5 feet, may be affixed to the front of your home, at a 45 Degree angle. The flag should be no higher than 8 feet above the ground. Only one attached flag no larger than 3 x 5. Please note that all exterior changes to your home, require prior written approval from Rock Creek. The request form can be accessed at rockcreekhoafl.com. We ask that residents and their guests be mindful of the posted speed limits within the community for the safety of all those involved. Each quarter, as a courtesy, you will receive a reminder statement if there is a balance due. However, you are obligated to make the payment even if you do not receive a statement. Assessments are easy to keep track of with our new Homeowner account portal.
