2 Maynard Knights of Columbus PO Box 38 Maynard, MA April 11, 2016 Brothers, It was requested of me to try to give out as few details as possible of the sale of our building so as to not jeopardize any of the negotiations of the deal until the last minute, so to speak. I have tried to honor that request, although I find that most people seem to know the details anyhow. Be that as it may, it s the way things work in any and every small town. As you may already know, the building was marketed at a fair price. We had several interested parties who were not interested enough to place an offer because of parking problems, distance for people to travel, too large, too small, etc. And then there were those who were just waiting to see how desperate we would be to get a buyer (the main reason for holding back on progress information) and come in with a low-ball offer. Too bad for them. After a very short time, our Realtor, Mike Manganaro, brought us a qualified buyer who offered not that much less than what we were asking. The buyer is making a cash purchase, no bank financing for him. His offer was for the building was in as is condition, meaning we did not have to make any repairs or improvements to our property to close the deal. The buyer intends to renovate/repair the building to his intentions. His intention is to have a dance school where our hall is now. He will probably keep the stage. The bar/lounge area he is thinking of keeping in order to offer refreshments for the students. His daughter is a dancer and was looking for a location to open a school. There were a few glitches to clear up first, like the Bank of America putting our address down in error on a loan to some group of individuals. The bank cleared their error up at no cost to us. One other glitch was the town labeling our land parcels differently from what is listed on our deed. As well as an incorrect name. All of which have been or are about to be cleared up by our attorney, Blaine DeFreitas. As I ve previously mentioned, the proceeds from the sale of the building will go into an escrow account for the period of one year. The Building Association will remain active for that same

3 period. Our council will continue to remain intact and active for as long as we have members and officers to carry it on. During that period, the Building Association will continue to pay whatever bills it had outstanding as well as whatever costs it may incur in its normal course of business. After that one year period comes to an end, the proceeds from the sale will be released to the Council to be used for whatever charitable and/or misc. expenses it may deem proper. It is the resolve of the Council Officers to seek professional and qualified investment counseling for the best and highest interests of the welfare of Maynard Council 2121 K of C. I m sorry to disappoint those of you who were expecting a windfall, but the money does NOT belong to the members. We ve rented storage space for our council belongings and records. It s the new facility on Powder Mill Rd. (aka Powdermill Rd.) in Maynard. It seems like a good and secure facility. When you read this, the papers will have been passed and the Building Association of the Maynard Knights of Columbus will no longer own the building. True, the headaches of owning an aging building will be over. But the memories of all the personal history and happiness we have in our hall we will always have. I know that my family and I have had birthdays, graduation parties, engagement parties here. Rev. John Prusaitis has offered us the use of St. Bridget s school library. We will, however, have to change our meeting nights to Wednesday instead of Tuesday. Our new home is good in that it literally does bring us closer to the church with no more concerns and efforts directed towards the running and upkeep of a hall and back to directing them to the founding principles of Knights of Columbus. State and Supreme are very happy. The offer of the Elks to hold our meetings there fell through. These two occurrences may also help some of the townspeople from thinking of us as a drinking organization. Just today, I spoke with a woman who just assumed that whenever she saw the lights on in our hall, we were in the bar getting drunk.
