Company News Hsin Chong Construction Group and its parent company Mission Hills Group held a joint cocktail reception on 24 January 2008 to celebrate Hsin Chong becoming a member of Mission Hills Group. Dr. David Chu, the new Chairman of Hsin Chong Construction Group said, Mission Hills is delighted to welcome Hsin Chong to our corporate family. This year marks the thirtieth anniversary of my investment in China. In 1992, the Mission Hills project in Shenzhen and Dongguan was to pilot the leisure industry, I had submitted a proposal to the Chinese Government for the development of the leisure sector back in Today, I am glad that we have made a head start. And the leisure industry is a sunrise industry in China and will be one of the major contributors to her future economic growth. We have established a well-known brand and a world record by hosting the International World Cup for 12 years commencing in The 2007 Omega Mission Hills World Cup was telecast to 148 countries linking China with the international leisure industry. China will be hosting the 2008 Olympic Games this year and I am delighted that Hsin Chong has become a member of the Mission Hills Group at the time of this significant and memorable event. For Hsin Chong, the opportunities ahead are vast as there is a huge demand in China for quality construction companies. The Chief Executive of the HKSAR mentioned in his Policy Address that the Government will invest HK$250 billion on infrastructure projects. The Macau SAR will also make a huge investment in infrastructure. In the coming year, in Guangdong province, its investment in construction projects will reach RMB 1,000 billion. Hsin Chong has always strived to achieve outstanding performances and together with the Mission Hills Group, we will create new horizons and new opportunities for our future. The Mission Hills Group is enlisted in the Guinness World Book of Records as the largest leisure and golf resort in the world. Hsin Chong Construction is a listed company and a leading player in the construction sector in Hong Kong and it will retain Hong Kong as its headquarters. We strongly believe that Hsin Chong is well positioned to benefit from the potential rebound in the local construction industry resulting from the government s plan to boost large-scale infrastructure development. In addition, the China and Macau markets also provide great opportunities as Hsin Chong has a long history of success and a brand name synonymous with quality. What do you see as the opportunities for Hsin Chong in the Mainland China market? The China economy has grown rapidly in recent years and the scale of infrastructure projects is also increasing at a tremendous rate. This is not only attracting substantial international investment, but is also providing high-growth opportunities for Hsin Chong. Hsin Chong has an excellent reputation in Hong Kong and is recognized in the industry for delivering quality projects. We will continue to ride on these strengths to grow our construction business in China. How can Hsin Chong staff prepare themselves to cope with the Group s future business development? Staff should establish clear objectives for their career development. Let me use Mission Hills as an example. Fifteen years ago, Dr. Chu aspired to develop the world s largest golf club in Shenzhen and Dongguan, but at that time, these two cities were rural areas without any infrastructure and golf was in its infancy in China. Knowing that golf was one of the world s most popular leisure sports and with faith in its development potential, Dr. Chu pioneered the sport in China and Mission Hills is today the world s No.1 golf club. Will there be any change to the operation and management of Hsin Chong now that it has joined the Mission Hills Group? Hsin Chong has a very strong team of international professionals and an established business with a strong brand name. It will remain a listed company after joining Mission Hills Group. Company News Hsin Chong Construction Group Interim Report 2007 / 2008!"#$%&'() OMMT=LOMMU The Group reported a revenue of HK$1,337.7 million, a 11.6% increase compared with the last corresponding period. The increase was primarily attributable to the increase in construction management activities in Macau. Gross profit increased by 18.7% to HK$96.2 million from the HK$81.0 million for the last corresponding period, mainly due to the improved margins resulting from the increase in construction management activities in Macau and cost savings from construction projects in Hong Kong. The Group continues to lower its overhead and other operating expenses; a further reduction of 6.4% against the last corresponding period was achieved. For property development, a write-back of HK$3.5 million (before minority interests) on the impairment provision in respect of Wen Chang Pavilion in Guangzhou of the People s Republic of China ( PRC ) was made in light of the satisfactory sales achieved to date. Finance costs decreased by 72.9% to HK$1.2 million as a result of reduced bank borrowings against the last corresponding period. Overall, the Group reported earnings of HK$47.9 million for the period (2006: HK$32.9 million) of which HK$43.9 million was attributable to equity holders of the Company (2006: HK$32.1 million). Revenue for the building construction and civil engineering segment was HK$1,113.2 million, an increase of 29.5% compared with the last corresponding period. The increase was mainly attributable to the increase in the construction management activities in Macau. Profit after finance costs was HK$35.8 million, an increase of 46.7% compared with the last corresponding period. This was mainly due to the improved margins resulting from the increase in construction management activities in Macau and cost savings from construction projects in Hong Kong, as well as savings in overhead. Overall, the building construction and civil engineering segment performed satisfactorily during the period. In Hong Kong, the Group was awarded several new contracts over the six months under review, including the Design and Construction of Prince of Wales Hospital Extension Block, from Architectural Services Department (in joint venture with another renowned construction group in Hong Kong); the Atrium Hotel at Pacific Place from the Swire Group; and Reconstruction of Main Sewers from Grandstand 2 to Mafoo Quarter at Sha Tin Racecourse from the Hong Kong Jockey Club. These awards ensure the Group s presence in the Hong Kong traditional contracting market. Revenue for the electrical and mechanical installation segment was HK$183.7 million, a decrease of 44.1% compared with the last corresponding period. This was because old projects were near their completion while new projects awarded at last year end have only recently commenced work. Profit after finance costs was HK$3.2 million (2006: loss of HK$10.4 million). The improved result was mainly attributable to the absence of share of loss of joint venture project and write-off of goodwill and intangible assets in the last corresponding period. Revenue for the property development and rental segment was HK$40.9 million, an increase of 284.7% compared with the last corresponding period. The increase was mainly due to the recognition of sale of the residential units of Wen Chang Pavilion in Guangzhou, PRC in the consolidated income statement for the period following obtaining the completion certificate for the development in February As at the balance sheet date, 96% of the residential units had been sold at an average selling price of RMB7, 500 per square metre. Rental income derived from Hsin Chong Center, No.3 Lockhart Road and Lung Mun Oasis, Tuen Mun, collectively accounted for 30.9% of the revenue in the property development and rental segment for the period. It showed an increase of 19% compared with the last corresponding period, due to increased occupancy and rental rates reported from No. 3 Lockhart Road. Profit after finance costs was HK$11.3 million, including a write-back of HK$3.5 million on the impairment provision for Wen Chang Pavilion in Guangzhou, PRC (2006: HK$12.7million, including total gain of HK$6.9 million on the revaluation of the portion of Hsin Chong Center classified as an investment property and the disposal of the property interests in Vietnam).!"#$%& 8

11 ! Company News Other operations reflected minimal results from inactive associated companies (2006: HK$7.9 million represented the profit on the disposal of Novotel Century Harbourview Hotel). On 1 November 2007, as announced jointly by the Company and Carrick Worldwide Limited ( CWL ), a wholly-owned subsidiary of Mission Hills Golf Club Limited ( MHGCL ), CWL has acquired a 61.67% shareholding interest in the Company and has become a controlling shareholder of the Company. Completion of the said acquisition took place on 9 November MHGCL, through its subsidiaries (collectively referred to as Mission Hills Group hereinafter), is principally engaged in integrated resort operations including the Mission Hills Golf Club in Guangdong Province of the PRC, hotels and spa facilities, as well as property development businesses. Cover Story Completion of Venetian Macau Resort Hotel!"#$%&'()* The effort and dedication of the Hsin Chong team in Macau culminated in the grand opening of the Venetian Macau Resort Hotel on 28 August 2007, a date chosen for its positive feng shui. Venetian executives from Las Vegas, invited dignitaries, guests and 1,200 members of the world press gathered for the spectacular event. Chairman of Las Vegas Sands Corp., Sheldon Adelson and his wife, Miriam, inaugurated the US $2.4 billion complex on Macau s Cotai Strip by smashing a bottle of champagne against one of the 51 gondolas which grace the three indoor canals and the expansive outdoor lagoon. The complex, amongst the biggest buildings in the world, incorporates 3,000 hotel suites, 360 shops and restaurants, a 15,000 seat auditorium, over 1 million square feet of convention and exhibition space as well as the world s largest casino. Hsin Chong Executive Project Director, Keith Buckley said, The successful completion of this massive complex in just 2 1/2 years and to such a high standard of finish is a magnificent achievement and something which we at Hsin Chong can be justly proud of. The construction operation was on a massive scale, employing 22 tower cranes and an on-site workforce which peaked at 11, ,000 m3 of concrete and 90,000 tonnes of reinforcement were incorporated into the building structure.!"#$%& 10

Awards Hsin Chong Receives Safety Management System Gold Award!OMMT!"#$!"#$% At the sixth Hong Kong Occupational Safety and Health Awards Forum and Award Presentation Ceremony held on 11 September 2007, Hsin Chong was awarded the prestigious Safety Management System Gold Award. Hsin Chong has consistently supported and participated in all manner of safety promotion events. However, unlike previous safety awards which Hsin Chong has received, this award signifies the construction industry s recognition of the entire company s dedication to site safety, especially at the senior level. 15 Hsin Chong Launches the Safety Ambassador Scheme!!"#$%! Awards I n September 2007, Hsin Chong launched the Safety Ambassador Scheme on all sites. This exercise aims to encourage every worker to take initiative for site safety as we believe selfmonitoring is an effective tool in managing safety. The concept establishes Safety Ambassadors as role models for other workers and encourages all workers to watch out for the safety of their co-workers. The Safety Ambassadors act as a catalyst for safe practices and motivate the self-monitoring safety concept within their respective work groups until it becomes second nature. Safety conscious workers will produce the safest working environment and therefore, the most efficient site. To introduce the Safety Ambassador Scheme to all site staff, Hsin Chong conducted formal inauguration ceremonies with the participation of Clients and Consultants representatives at the Pacific Place Hotel Development site and the Cheung Fat Shopping Centre Major Renovation Works site, where all Safety Ambassadors were presented with a formal appointment certificate. The 2007 annual dinner for Hong Kong staff was held at the Renaissance Kowloon Hotel while Macau revelries took place at the Venetian Macau Resort Hotel.
